Renters need homes that are stable and secure

 

As of May 19, 2025, the renting laws in NSW require landlords wishing to end a lease to provide one of the prescribed reasons, including the landlord or their family moving into the property, demolition, change of use, sale or major renovations. These new laws, enforced by a dedicated Rental Taskforce, are designed to bring balance to the relationship between landlords and renters, ensuring that renters can assert their rights without fear of retaliatory eviction.

However, as long as rent increases remain discretionary and their amount stays uncapped, many renters will face hardship or be forced to relocate due to their rent becoming too high. Caps on rent increases exist in other jurisdictions like the ACT. We need robust monitoring and enforcement of the new termination provisions and caps on rent increases to Make Renting Fair in NSW.

Monitor the impacts of new tenancy termination provisions and introduce caps on the amount rents can be increased at the point of the annual rent review.
